If your attorney or tax adviser needs the report, share the date the value should reflect and who will use it. For a homeowner, explain the reason you need a value. If another party must accept the report, confirm that party's requirements before placing an order.

What the appraisal needs to explain

A useful residential report connects the home's characteristics with relevant market evidence. Condition, size, site, improvements and the rights being valued can all affect the comparison. A neighborhood average or an online estimate cannot describe every one of those details.

In Snohomish, an older house in the historic district and a home with a lake view may need different comparisons. Bring the property's actual records into the conversation, including additions, repairs, separate parcels and any shared access.

Before you order

1. Share the property address, why you need an appraisal and who needs the report.
2. Confirm the date the value should reflect, who can arrange access and what records you have.
